The form header allows you to enter the attributes common to all charge lines.
- Payment method: Flat rate, Provision, Reimbursement, Direct.
- Flat rate per m2: Accessible only if the payment method is set to "Flat rate".
- Payment term: Payment term for the charges.
- Revision index: Index used to revise the charges.
- Initial revision index: Initial value of the index used for calculating the revision of charges.
Revised amount = Initial amount x (Index according to the rule / Initial revision index)
- Revision rule: Index value for the month (M1 January, M2 February, etc.) used to calculate the revision of charges.

- Budget: Budget for charge allocation. Provided for informational purposes.
- VAT: VAT rate. Provided for informational purposes.
- Accounting code: Accounting code associated with maintenance charges. Provided for informational purposes.
- Revision mode: Defines whether the revision is performed manually or automatically (when the automatic mode is selected, the automatic process FMJOBREVISION must be activated to enable automatic execution of revisions).
- Frequency: Frequency at which the revision is applied (for example: 1 year).
- Next revision date: Date on which the next revision of maintenance charges is scheduled. This field is calculated automatically based on the revision frequency.
- Last revision date: Date on which the last revision of maintenance charges was performed. This field is updated automatically and is read-only.
- 1st revision date: Date of the first revision of maintenance charges. This field is updated automatically and is read-only.
If the Flat rate is entered as well as the Occupied area in the Rental contract [General] tab, then the charges added to the list have by default an initial amount (€) equal to:
Occupied area (m2) x Flat rate (€/m2)
The following fields are hidden by default at the bottom of the form:
- Accounting code
- Revision mode
- Frequency
- Last revision date
- Next revision date
To make them visible and able to be filled in or viewed, you must display them using form customization.
List of charges
You can add one or more charges. For each line added to the table, the information to be provided is as follows:
- Code (mandatory): Code of the charge line.
- To invoice: Box checked if this charge line is to be included in the invoicing. By checking this box, the other cells in the line become accessible.
- Frequency (mandatory): Invoicing frequency.
- Payment term (mandatory): Payment term. Automatically filled if entered in the header. You may modify it if necessary.
- Budget: Budget allocation. Automatically filled if entered in the header. You may modify it if necessary.
- Initial amount: Initial amount of the charge line before revision.
Revised amount = Initial amount x (Index according to the rule / Initial revision index)
- Revised amount: Current or revised amount of the charge line.
Revised amount = Initial amount x (Index according to the rule / Initial revision index)
- Recoverable: Box checked if this charge is "Recoverable". Provided for informational purposes.
- Accounting code: Automatically filled in new lines if entered in the header. You may modify it if necessary.
- 1st invoice (mandatory): Date of generation of the first invoice. It is initialized with the contract effective date and becomes read-only after the first invoice is generated.
- Start of next invoice (mandatory): Start date of the next invoicing period. It is recalculated automatically after each invoice generation, based on the previous end date and the invoicing frequency defined.
- End of next invoice (mandatory): End date of the next invoicing period. It is automatically calculated from the start date of the next invoice based on the defined invoicing frequency.
Beware of missing periods:
If the start date of the next invoice is later than the end date of the last generated invoice, a “gap” may appear in the billing.
To avoid any unbilled period, a model parameter is available in Module parameters → Resources → PAYMENT_AUTO_GAP_FILLING.
By activating this parameter:
- No gap will remain between two invoices,
- The missing period will be automatically calculated pro rata,
- An additional invoice will be generated to fill this gap.
The following columns are hidden by default:

- Start of next invoice
- End of next invoice
